Q3 market figures and what really changed
Singapore private residential property prices rose 1.4% quarter on quarter in Q3 2026, according to URA's final statistics published on 23 October. Good news for every homeowner? Not automatically. A national price index tells us what happened across the market; it cannot tell you what your own unit will fetch.
Developer sales versus resale activity
URA's final breakdown: landed residential prices rose 2.9%, non-landed prices rose 1.0%, and within non-landed homes the Outside Central Region rose 2.3%, Core Central Region 0.3%, while Rest of Central Region was unchanged. What is your own condominium worth?
Here's the part worth discussing: developers sold 1,183 homes in Q3, down from 2,141 in Q2, while newly launched units also fell from 1,783 to 1,140. A fall in developer sales does not by itself establish a collapse in demand: fewer units were launched. Private resale transactions were broadly stable at 3,801, compared with 3,813 in Q2. Resales represented 73.9% of private transactions, versus 62.0% in Q2.
Selling price versus replacement-home cost
Does the 1.4% rise mean your condo is worth 1.4% more? No. A serious valuation starts with recent transactions for comparable units, then checks floor, facing, usable layout, condition, remaining lease and competition from nearby developments. Your buyer compares real alternatives, not just an index.
Rental vacancy and investment holding costs
Before setting an asking price, ask what a buyer at your target total quantum can purchase elsewhere. Would they prefer a newer unit, more space, a different school catchment or an MRT connection? A strong Singapore-wide headline cannot compensate for an unrealistic asking price.
Mortgage-policy context
Also compare your selling outcome with your replacement-home cost. A higher sale price is not necessarily a financial improvement if the next home has appreciated more. Calculate outstanding loan, CPF refunds including accrued interest where applicable, duties, legal expenses, renovation, temporary housing and available cash reserves.
Sell, Hold, Upgrade or Right-Size?
Rental signals require care too. URA reported that private residential rents rose 1.3% in Q3 while the completed-home vacancy rate increased from 6.4% to 7.2%. Both can occur together because they measure different things. For landlords, check achieved rents for similar units, expected time vacant, property tax, maintenance fees, repairs and mortgage repayments. Gross yield alone is insufficient.
Frequently asked questions
Prospective buyers should compare new launch and resale options using total purchase price, completion timetable, financing, unit-level fundamentals and competing future supply. A developer showflat might appeal, but completed resale properties allow inspection of the actual unit and surroundings. Neither route is automatically superior.

On financing, MAS's Monetary Policy Statement of 14 October 2026 maintained the existing Singapore dollar nominal effective exchange rate policy band settings: appreciation rate, width and centre. That is not a direct residential mortgage-rate cut. Test affordability against the actual available bank package and less favourable repayment scenarios. Jerry's Property Wealth Planning view: SELL when the transaction improves the household's overall position; HOLD when housing utility, rental economics and holding power support patience; UPGRADE only when future commitments remain manageable; RIGHT-SIZE when releasing equity, simpler upkeep and retirement needs justify the change. Sometimes holding is the best decision.
FAQ — Did Singapore private property prices increase in Q3 2026? Yes, URA's final index rose 1.4% quarter on quarter. Which segment rose most? Landed prices rose 2.9%; among non-landed regional segments, OCR led at 2.3%. Does every condo now command 1.4% more? No: individual valuations depend on specific comparable evidence.
FAQ — Are new launches better than resale condos? Not universally. Compare all-in entry price, usable space, location, completion timing, financing and resale competition. Should I sell now? The answer depends on your actual marketability, remaining financial commitments, replacement cost and family needs.
Before you commit to selling, holding or upgrading, ask one final question: will this transaction improve your financial flexibility and housing position after every cost has been accounted for? A rising national index cannot answer that for you.
