What the launch numbers say

THOMSON RESERVE LAUNCH RESULT. Reports citing the joint developers say 1,143 of 1,268 units were sold during 30–31 October 2026, about 90.1%, at a reported average of S$2,900 psf. These are developer-reported launch figures, not final URA caveat statistics. About 125 units remained by subtraction, but actual availability may change. Earlier 197-unit snapshots should not be added to the completed launch total. The sales result shows demand; it does not establish that every remaining unit is a good purchase.

Is S$2,900 psf expensive?

IS S$2,900 PSF EXPENSIVE? Compared with what? At an illustrative S$2,900 psf, 700 sqft is S$2.03m, 950 sqft is S$2.755m and 1,250 sqft is S$3.625m. These are arithmetic examples, not actual unit quotations or available stock. Compare total purchase price, usable space, facing, stamp duties, maintenance and financing before comparing headline psf.

Buy new, buy resale or wait?

THREE CHOICES. BUY THOMSON RESERVE if the actual available unit, layout, completion schedule and all-in cost suit you. BUY RESALE if an inspectable completed home offers better size, location or timing for your budget; allow for renovation, age and remaining lease. WAIT if the remaining selection requires uncomfortable compromises. Waiting preserves flexibility but does not guarantee lower prices. Each route deserves a like-for-like cost comparison.

Who might buy from you later?

YOUR FUTURE BUYER MATTERS. If you expect to sell later, ask who would buy your particular unit: a family, professional couple, investor or right-sizer? Compare entry price with completed alternatives, competing future supply, maintenance, lease age and likely resale demand. Strong launch sales cannot guarantee capital appreciation or a quick exit.

A mortgage stress test

ILLUSTRATIVE MORTGAGE STRESS TEST. Assume a S$2.8m purchase, 75% financing (S$2.1m), a 30-year fully drawn loan and no other borrowing constraints. At 3% annual interest, the monthly payment is about S$8,854; at 4%, about S$10,026, roughly S$1,172 more. Actual bank approval, TDSR, LTV, cash requirements, tenure limits and progressive payments for an uncompleted home vary. Stamp duty, insurance, maintenance and reserves are excluded. Do not commit on a best-case mortgage assumption.

What nearby homeowners should consider

NEARBY HOMEOWNERS: SELL OR HOLD? Strong new-launch interest may bring attention to Upper Thomson and Bishan resale listings, but does not prove your own home has appreciated. Check completed comparable transactions, loan redemption, CPF housing refunds, sale expenses, replacement stamp duties, bridging timeline and future housing needs. HOLD may be sensible when an upgrade adds risk without enough practical benefit.
