What the 32,800-unit supply figure actually means

Thinking of booking a new launch? Before choosing a unit from the showflat, ask a harder question: who could buy or rent it from you when it is ready, and what other homes will compete at that time? Singapore's future residential pipeline makes this especially important.

Supply is not the same as completions

URA's final Q3 2026 real estate statistics, released on 23 October 2026, estimated that about 32,800 private residential units, including Executive Condominiums, could be available for sale over the next one to two years. This is potential sales supply, not 32,800 completed homes arriving at once. The estimate includes 20,300 unsold units with planning approval and 12,508 without planning approval. Q3 prices, developer sales and resale transactions

URA separately reported around 57,200 private homes expected to be completed in coming years, including approximately 22,300 by 2028 and 34,900 from 2029 onwards. These are completion projections, not an extra 57,200 units to add to the potential sales-supply figure. Geography, unit type, launch timing and buyer demand will determine how much these developments actually compete with one another.

New launch versus resale: value and timing

The market was not uniformly weak: overall private residential prices rose 1.4% quarter on quarter in Q3. Developers sold 1,183 units compared with 2,141 in Q2, but fewer units were launched too: 1,140 versus 1,783. Private resale volume remained broadly stable at 3,801 versus 3,813. These are distinct indicators; lower developer sales should not be portrayed as proof that demand collapsed.

Price per square foot versus purchase quantum

New launch or resale condo: what are you paying for? A new launch generally offers a brand-new unit upon completion, contemporary facilities and a payment timetable linked to construction progress. A completed resale home may allow direct inspection, earlier occupation and rental potential sooner. Compare specific units and contracts rather than declaring one category superior.

Future competition and the next buyer

Consider a hypothetical comparison, not an actual listing: a 900 sq ft new-launch unit priced at S$2.2 million (about S$2,444 psf) versus a 1,000 sq ft resale apartment priced at S$1.85 million (S$1,850 psf). The S$350,000 difference and extra 100 sq ft are meaningful, but neither settles the question without location, tenure, layout, condition, financing, facilities and expected buyer appeal.

Rentals and holding power

Pay particular attention to the total price, not only psf. Who is the likely future buyer for a S$2.2 million home in that neighbourhood? What mortgage and down payment would they require? Could that same buyer choose a larger resale unit, a newer competing launch or a different location? Exit strategy begins at the entry price.

Financing and MAS policy

Future supply can improve buyer choice but does not guarantee lower prices. New units may be spread across districts and delivery years; launches are influenced by planning approvals, developer decisions, costs and market demand. Do not confuse announced potential pipeline with immediately available competing units.

Jerry's buying checklist

For landlords, URA reported private residential rental prices rose 1.3% in Q3 while vacancy among completed units increased from 6.4% to 7.2%. Rental growth and vacancies can rise together. Assess signed comparable rents, expected downtime, management fees, repairs, property tax and financing before projecting net cash flow.

Frequently asked questions

Your financing timeline also matters. Progressive payments for an uncompleted new launch differ from the typically earlier repayments on a completed resale purchase. Stress-test the eventual fully drawn loan, stamp duties, cash and CPF usage, renovation or furnishing costs, and liquidity retained after completion. MAS's 14 October 2026 monetary policy decision maintained the S$NEER band's appreciation rate, width and centre; it was not a direct cut in home-loan rates. (6) Is there a better resale, new-launch or HOLD alternative?

FAQ: Will 32,800 potential units make prices fall? Not necessarily; the figure refers to potential sales supply over one to two years and is not a price forecast. Does it include ECs? Yes. Is a new launch always better for appreciation? No. Do resale homes always offer better value? No; compare real units and total costs. Should I wait? Only after reviewing suitable alternatives, your timeline and holding power.

The strongest purchase is not necessarily the newest home. Choose the unit that works for your household and has defensible entry pricing, manageable commitments and a credible future buyer pool. Sometimes that means a new launch, sometimes resale, and sometimes waiting or holding your current property.
