Freehold near Novena MRT, potential redevelopment activity nearby and a projected gross rental yield of 3.34%: LUCIDA has attractive talking points. Yet the question is not just whether it looks good today. Who will buy it from you when you eventually sell?
LUCIDA is a 62-unit freehold development in District 11. A NAVIS PrimeKey custom-profile assessment dated 18 October 2026 awards it 35 out of 40 (87.5%), rated Highly Suitable. That is a buyer-profile match, not a valuation, return guarantee or independent investment recommendation.
Freehold tenure removes a fixed lease-expiry countdown, but it does not protect against overpaying. Compare the asking price, building age, layouts, facilities and actual transactions with nearby freehold and leasehold alternatives before paying a tenure premium.
The report identifies seven Government Land Sales and en bloc sites within 2km. New launches can create price benchmarks and renew neighbourhood appeal, but also compete for buyers and tenants. The seven sites and their development stages require independent verification; future appreciation should never be assumed.
NAVIS places the development around 455 metres from the boundary of the Newton–Winstedt–Monk’s Hill growth hotspot, not within it. Nearby plans may help the district, but a boundary-distance metric alone does not establish a capital-gain forecast.
The report projects a 3.34% rental yield. At a hypothetical S$2 million price, that implies about S$66,800 annual gross rent, or S$5,567 monthly. These are illustrations, not verified achievable rents. Maintenance, tax, agent fees, repairs, vacancy and financing reduce actual cash returns. Compare the specific unit with current rental contracts and stress-test weak occupancy.
The report rates MRT access 4/5 and the schools effect 5/5, citing Novena MRT Exit B and four schools within 1km. Verify actual walking routes and official school-distance rules; proximity never guarantees admission.
The clearest trade-off is scale. Project size receives just 1/5 because LUCIDA has only 62 units. Boutique living may appeal to some, but fewer transactions can make resale price discovery harder and the buyer pool narrower. Review historical resale volume, maintenance costs and competing developments.
The NAVIS report also counts 2,917 potential upgrader units within 2km. This is a possible demand indicator, not evidence that those households will buy at LUCIDA. Affordability and buyer preferences still matter.
My Property Wealth Planning view: LUCIDA deserves a closer look for buyers who value Novena access, freehold ownership and a longer holding horizon. Before buying, verify entry price, net yield, incoming supply, holding power and the likely exit buyer. If the numbers do not work, HOLD is a perfectly sensible decision.
