What the Q3 matched transactions show
Nearly one in five matched CCR private-home resale transactions recorded a gross loss in Q3 2026. Does that mean prime property is a bad investment? No. It means an address cannot guarantee an individual owner’s return. Before deciding whether to sell, hold or reposition, examine the price paid, ongoing costs, usable equity and your next housing plan.
Why regional prices can rise while individual homes lose
WHAT THE NUMBERS REALLY MEAN. Cushman & Wakefield’s caveat analysis, reported on 1 November 2026, matched 2,021 Q3 private-home transactions to a prior purchase within the preceding ten years. Of these, 93, or 4.6% islandwide, recorded a gross loss. The loss-making share was 19.5% in the Core Central Region, 4.5% in the Rest of Central Region and 1.6% Outside Central Region. The CCR share rose from 17.7% in Q2. These are shares of the matched sample, not all CCR owners or all properties. Gross losses do not include stamp duties, financing and other ownership costs.
Gross price difference versus actual return
BUT DID PROPERTY PRICES RISE? URA’s final statistics released on 23 October 2026 show overall private residential prices rose 1.4% quarter-on-quarter in Q3. CCR non-landed prices rose 0.3%, RCR non-landed prices were unchanged and OCR non-landed prices rose 2.3%. A market index and the profit on one particular home measure different things. Entry price, unit layout, age, future competition and the buyer pool can produce different outcomes within the same region.
When SELL deserves consideration
GROSS GAIN IS NOT NET RETURN. Imagine a home purchased for S$2 million and sold for S$2.4 million. The S$400,000 price difference is not automatically investment profit. For illustration only, assume S$69,600 purchase BSD, S$130,000 mortgage interest, S$45,000 maintenance and property tax, and S$55,000 selling and legal costs. The remainder after these selected expenses is S$100,400, before any rental income, renovation, other costs or opportunity cost. These expense assumptions are illustrative, not transaction data. Calculate actual cash proceeds separately: deduct loan redemption, required CPF housing refunds and completion expenses. CPF refunds generally return to your CPF savings; they are not equivalent to a fee or economic loss.
When HOLD is sensible
SELL: Start with recent comparable completed transactions, your likely selling range, mortgage redemption and CPF refund, then compare the total cost of the replacement home. A move can make sense for retirement, downsizing or reallocating equity, but only if the next position justifies duties, financing and moving expenses.
When REPOSITION might work
HOLD: Holding may suit an owner-occupier with manageable financing and a home that still meets family needs. Stress-test interest, maintenance and unexpected expenses. Do not hold solely to avoid admitting a past loss. Ask: if I did not own this unit today, would I buy it at its present price?
Five checks before deciding
REPOSITION: A different property or asset mix may improve lifestyle and financial flexibility, but a new purchase brings new stamp duties, financing constraints and exit competition. Compare all-in cost, holding power, future buyers and alternatives, including doing nothing.
Property Equity Review
FIVE CHECKS BEFORE YOUR NEXT MOVE. (1) Original entry price and all transaction costs; (2) current comparable transactions, not asking prices alone; (3) outstanding mortgage and CPF housing refund; (4) realistic holding cash flow and stress scenarios; (5) replacement-home cost, timeline and likely exit demand. An address is an advantage, not a guarantee. The thinking behind the next move matters.
